Buying Property for Sale & Making a Purchase

The hard decision is choosing a property from the vast selection available in this area
 
But once this has been made and the purchase agreed with the seller you will need to pay 10% deposit. This ensures that the propery is removed from the market and no further viewings are made. However, no contracts will be signed until a lawyer has all the relative paperwork and is happy that everything is in order.
 
As part of our service to our clients, we can recommend two local English speaking lawyers who will act solely in the buyers interest and are independent from our company.
 
They will make sure that the property is registered and belongs to the seller, that there are no debts attached to the property, that it is registered at the correct size etc.and will represent you at the Notary and translate documentation etc.
 
Once the lawyer is happy, contracts will be drawn up, signed and the deposit handed over to the seller. This then becomes a bindng contract and should the buyer withdraw, the deposit will be lost. However, should the seller withdraw, he has to pay the buyer back double the deposit. Therefore, when contracts are signed it is very unusual for the seller to withdraw.
 
Completion can take place anywhere between one to 8 weeks, dependent on agreement between the seller and the buyer.
 
On the day fixed for completion, the lawyer will attend the Notary, along with a member of our Company, the seller and the buyer to sign the title deed. At this point, the remaining purchase funds will be paid to the seller and the seller relinquishes the property to the buyer, handing over the keys.
 
After two weeks the new Escritura [title deed] is ready to be registered with the Land Registry. And then after 1 month all the new dees and registration is ready for the buyer.
 
As part of our services, we will change the electric, water and telephone accounts into the new owners name. Make sure that the taxes are paid on the purchase etc.
